Ambitious plans: Milford Docks

MILFORD HAVEN PORT AUTHORITY have chosen an American firm as their development consultant for Milford Dock Master Plan.

Cushman & Wakefield, a privately held commercial real estate services firm, will back the Port in its ambitious £70m regeneration scheme. The docks, say the Port Authority, will be developed in phases. The project will include 480,000 sq.ft. of space available for food, retail, leisure, entertainment and residential space.

Outline Planning Permission for the Milford Dock development, which the Port says will completely transform the area ‘and stimulate further investment across the entire town of Milford Haven’, was approved in February 2015 by Pembrokeshire County Council.

Port of Milford Haven Estates Director Jeff Teague, said: “The decision to appoint Cushman & Wakefield was based on their vast experience and expertise in mixed-use developments. We were looking for a long term partner who could prepare development packages to suit the varied profile of the Master Plan – from new buildings for the fishing industry through to new retail and leisure offerings.

“We had excellent proposals from a number of teams. What shone through in the proposal from Cushman & Wakefield was that they fully understood and grasped our long-term vision for Milford Haven and were able to clearly demonstrate the best way to transform the area whilst recognising and retaining its uniqueness.”

Cushman & Wakefield is a well-established, reputable development agent operating globally across 250 offices in 60 countries. Commenting on the appointment, Philip Prince for Cushman & Wakefield, said: “We are excited to be on board with the team at the Port of Milford Haven and to be advising on such a transformational project which will create long term prosperity for Milford Haven and the surrounding area.”

The project team was led by Port of Milford Haven Estates Director, Jeff Teague, assisted by Turley as lead consultant and a small group of sub-consultants.

Salvation Army urges closer collaboration to tackle homelessness in Wales

Published

on

THE SALVATION ARMY has called for greater cooperation between charities and agencies to combat homelessness in Wales, presenting expert evidence to Members of the Senedd.

The Local Government and Housing Committee met to hear from charities working in the sector. The Salvation Army provided testimony based on its experience supporting vulnerable people through homelessness prevention, outreach, and housing services across the country.

Emma Shaw, the Salvation Army’s Assistant Director of Strategic Operations and Development in Wales, stressed the need for better data sharing between the NHS, Criminal Justice System, local authorities, and charities. She said: “Information needs to be shared when we talk about health, the prison system, and those groups involved with hospital discharges and prison releases. We should be working closer together so that we’re not just responding to crises but looking ahead.”

She also highlighted the need for a stronger community focus to support those at risk of homelessness. “Otherwise, the pressures on families being made homeless will increase. The third sector and faith groups have stepped into the gaps for many years, but money and budgets are being stretched,” she added.

The Salvation Army also called for the Homelessness Prevention Grant to be ringfenced, stressing that prevention funding is crucial in reducing homelessness. Shaw pointed to mounting financial pressures on the sector, including rising Employer’s National Insurance contributions and the cost-of-living crisis, while acknowledging the vital role of frontline staff.

Homelessness in Wales has reached record levels, with Welsh Government figures showing 13,000 households categorised as homeless—an eight per cent increase.

THE DEVELOPER behind the forthcoming Ger y Môr site in Saundersfoot has found its site manager.

Tom Dennis has taken charge of the Persimmon Homes scheme that will see 72 high-quality, new homes delivered in the village, which will go on sale later this year.

The homes – 35% of which will be transferred to Pembrokeshire Council – will be zero-carbon ready while the site will see a playground placed at its heart and financial contributions made for local facilities.

Tom has been working in construction across South Wales since leaving school 20 years ago and has been in the housebuilding industry for the last 12, with stints at Jehu Group, Jones Brothers Henllan Ltd, and Persimmon itself.

Alongside the degree in project and construction management he earned while working part-time, Tom can boast of an NHBC Pride in the Job award he won in 2021 and two Quality Recognition Awards he secured last year from Premier Guarantee.

Alongside its forthcoming site in Saundersfoot, Persimmon Homes West Wales – a five-star developer – has affordable, high-quality homes for sale at sites in Carmarthen, Cross Hands, Gorseinon, Llanilid, Pembrey, Port Talbot, and Ystradgynlais.

Commenting on his appointment, Tom Dennis said: “I am pleased to be back working for Persimmon, taking charge on an exciting site that will provide high-quality homes for local people.

“I really enjoy seeing the customers move in and playing a part in building their family homes.

“It will be especially heartening to do this in Saundersfoot as I have always lived in the area and would love to see local families moving in as we help make it possible for them to stay here.”

Persimmon Homes West Wales Managing Director Stuart Philipps, added: “We’re delighted to have Tom at the helm at Ger y Môr, a development we look forward to breaking ground on very soon.

“Tom has two decades of experience and award-winning work to bring to the table, so I have complete confidence that he’ll do a terrific job there alongside a talented team.”
